Castle L.L.C. – Fall Work Bundles

Service Details & Limitations

2. Service Coverage

Tier I – The Squire’s Prep (≈ 1.5–2 hrs): Leaf raking & bagging, gutter cleaning, hose/spigot winterization, final lawn mow.
Tier II – The Knight’s Guard (≈ 3–4 hrs): Tier I + weatherstripping, caulking, small area power wash, downspout flushing.
Tier III – The King’s Shield (≈ 6–7 hrs): Tier II + driveway/walkway sealing, attic/insulation check, small drywall/paint touch-ups.

Any services outside these lists must be handled under a custom agreement.

3. Materials

Bundles assume standard client-owned property conditions.
Specialized materials (e.g., sealant, caulk, filters) may be billed separately if not supplied by the client.

4. Safety

Work will only be performed where safe and reasonably accessible.
Unsafe conditions (e.g., roof access, unstable ladders, hazardous materials) may result in declined service.
Task Substitutions

Task substitutions are welcome and often encouraged to better fit the client’s needs, provided the replacement task is of similar value to the originally listed service.

Examples of acceptable substitutions include (but are not limited to):
Swapping leaf raking for hedge trimming.
Swapping gutter cleaning for window washing.
Swapping lawn mowing for small mulch bed cleanup.
Swapping minor caulking/sealing for light fixture cleaning.
…and more, as long as the task is of comparable value.
Substitutions must be agreed upon prior to the start of work and will be confirmed in writing.

If you have already booked or signed an agreement, a copy of the applicable Terms & Conditions in effect at the time of booking will be provided to you.
Work will always be completed according to the version of the Terms & Conditions that was provided and agreed upon at the time of booking, unless otherwise agreed in writing by both Castle L.L.C. and the client.

2. Decoration Limits (Point System)

Small (1 Point): pumpkins, gourds, small signs, porch accents, ground stakes.
Medium (2 Points): small inflatables, skeletons, scarecrows, medium props.
Large (3 Points): large inflatables, hanging décor (trees/porch rafters), complex props, or items attached to the house.

Bundle Coverage:

Exceeding these limits may require extra time or a custom agreement.

3. Lighting Coverage

Tier I: Lighting for 1 side of the house (front gutterline/porch railing).
Tier II: Lighting for front gutterline + windows + front door trim.
Tier III: Lighting for full front of house (gutters, garage, windows, doors, porch).
Lighting beyond these areas requires a custom agreement.

4. Materials

Bundles assume decorations are client-owned.
New or additional decorations can be sourced with our help, but material costs are billed separately.

5. Safety

Ladder and roof work will only be performed where safe and reasonably accessible.
Unsafe setups may be declined at Castle L.L.C.’s discretion.

Swapping leaf raking for hedge trimming.
Swapping gutter cleaning for window washing (first floor only).
Swapping lawn mowing for small mulch bed cleanup.
Swapping minor caulking/sealing for light fixture cleaning.
…and more, as long as the task is of comparable value.

The Court’s Choice allows clients to mix and match services from both the Fall Work Bundles and the Fall Décor Bundles.
All terms, conditions, and limitations from those bundles apply unless otherwise agreed in writing by both Castle L.L.C. and the client.

The exact scope of services (work tasks, décor points, lighting areas, and yard size) will be listed in writing prior to the start of work.
Pricing is based on existing bundle rates, with flexibility to create a more precise balance between total cost and the amount of work completed.
The maximum price for The Court’s Choice will not exceed $800, unless prior limitations from the Fall Work and Fall Décor bundles apply (such as larger yard sizes, additional time requirements, or client-requested purchase of new decorations, etc.).
Additional charges may also apply for:
- Requests outside the standard bundle scope.
- Unusual or oversized décor installations (e.g., roof-mounted or multi-story displays).
- Properties requiring specialized equipment, materials, or extra travel.
Any services requested beyond the agreed scope will require a separate agreement.
